No roofing system is invincible—eventually even the highest-quality roof will succumb to wear and tear and need to be replaced. How do you know if it’s time to replace your roof? Spicer Bros. Construction shares some red flags to watch out for:

New Roof

1. Cracks, Dents, and Curling

Visual imperfections are generally both cosmetic and structural flaws. It doesn’t matter if your residential roofing system is made of asphalt-fiberglass composite or slate; if it doesn’t look normal, something’s probably amiss. Localized issues are usually repairable, but your damaged roof might not be worth saving if the problem covers a large area.

We recommend inspecting your roof from the ground a few times a year, and especially after a storm. No need to climb the ladder; just walk around the perimeter of your home to spot for causes for concern. If anything looks amiss, call the pros to conduct a thorough evaluation.

2. Daylight in the Attic

Seeing sunlight through your roof boards is never a good sign. It indicates holes in the underlying decking, which pave the way for air and water infiltration. You don’t necessarily have to press the panic button yet since it’s easy to patch small leaks. However, any experienced roofing company would say that significant moisture damage in the roof deck likely calls for a replacement.

3. Droops

A sagging roof is always an alarming sight. It clearly spells a structural issue, which you shouldn’t put on the backburner. Decking failure is the usual suspect when it comes to drooping roofs. We recommend calling an expert ASAP when you notice this issue.

4. Age

When your residential roofing system reaches a certain age, it might require a replacement, whether it has signs of damage or not. Old roofs are bound to fail, and it’s best not to wait for problems to occur before taking action. When your roofing system is nearing the end of its life span, consider getting a new one.
