Repair or Replace: What to Look Out for on Your Roof

By February 13, 2015May 25th, 2015No Comments

Of all the parts of the house, the roof is the one that gets the most wear and tear, as it directly takes the brunt of different weather conditions. According to the National Roofing Contractors Association, it is best to inspect your roof at least twice a year—one during fall and the other during spring. Spicer Bros. Construction Inc., a trusted roofing company in Ocean City MD, conducts roof inspections for their customers. Here are some of the things you need to ask to know if you have to replace your roofing or just repair it.

How old is my roof? This question best determines your need for a new roof. Even if the roof is properly installed and appears to be in good form, age plays a huge role, and patch-ups can only do so much. Depending on the material it’s made of, your roof may have already reached its lifespan and may need replacing.

Does the exterior still look good? If properly installed, a roof can last for years. Roof discoloration can be repainted, so it will not cost you as much. However, if, upon inspection, the roof shows a lot of damage, it is probably time to install a new one.

Are there water leaks? Leaks are an obvious sign that there is something wrong with your roofing. While on it, check for proper ventilation and for light showing through the roof. If your roof has a lot of leaks, it is more convenient and less costly to replace the roof than to try solving roof problems one by one.

Are there broken shingles and shingle granules? Shingle granules resemble grains of sand. If there are a lot of shingle granules and a lot of broken (and even missing) shingles on your roof, then it’s time to get a new roof.

Whether you decide to repair or replace after inspecting your roof, make sure to seek an excellent roofing company in Denton MD for your roofing needs. Call Spicer Bros. Construction Inc. today for superior roofing products and services.
