Flat roofs are more vulnerable to moisture damage than sloped roofs. However, there are ways to mitigate or even prevent moisture-related issues on your flat roof. Spicer Bros Construction, Inc., a top siding contractor in the state, shares some tips below.

Why Flat Roofs Are More Susceptible to Damage

Flat roofs aren’t actually flat–they are designed with a very slight slope to allow water to drain properly. Nonetheless, the lack of a steep slope still leaves flat roofs susceptible to pooling and ponding.

Standing water can easily seep into gaps on a low-sloped surface. This problem is compounded by flat roofs’ increased exposure to UV rays, which can quickly break down the outer membrane, paving the way for leaks.

Keep the Drains Free of Debris

A flat roof is slightly elevated so that rainwater can flow into drains. But if the drains are clogged with foliage and other debris, water will start to pond. If the problem becomes serious enough, part of your roof may even collapse under the weight of the ponding water. As a rule of thumb, pooling water shouldn’t be left unattended for more than two days.

This rule applies to your gutters as well. Rainwater can spill out of clogged gutters. Keeping your gutters clean will help protect your roof, siding, landscape and foundation.

Apply Waterproof and UV-Resistant Coatings

You can further enhance your flat roof’s defense against moisture-related issues by applying waterproof and UV-resistant coatings. Ask your contractor about these products and they should be able to recommend the right coatings for your roof and local climate.

Schedule Routine Inspections

Many signs of roofing damage are hard to detect in the early stages, which can lead to small problems worsening without you knowing. The best way to heed off roofing damage is to invest in routine, professional inspections. That way, minor issues can be identified and addressed promptly, preventing more serious damage.
